Planning refused for 45 new homes in Dundalk

Louth County Council refuses planning permission

Louth County Council has refused planning permission for a new housing development at a site at Tom Bellew Avenue and Long Avenue in Dundalk, that would have seen 45 new homes built.

Pangreen Limited applied to Louth County Council in June 2022 for planning permission for the development at the site, which had it been granted, would have seen the demolition of the existing boundary wall which runs along Long Avenue and Tom Bellew Avenue. The new development would have comprised 23 three bed duplex units; 18 two bed apartments and four one bed apartments.

A decision on the planning application was initially due in July, but this was delayed following a request from the local planning authority for further information on the planned development, which was provided by the developer in October.

In its decision to refuse planning permission, Louth County Council said that the proposed development would be contrary to policy objectives HOU 10, HOU 17, HOU 25 and HOU 26 of the Louth County Development Plan 2021-202.

It said that the proposed development “fails to provide an appropriate urban design response at this prominent corner location and would, if permitted, be visually incongrous in the immediate and wider environs of the site.”

It added that “the proposed development, by reason of its overall visual character, inappropriate building design, poorly considered open space areas and site layout would militate against the creation of an attractive high quality residential environment and as such would set an undesirable precedent for future inappropriate development of this kind in the area and would be contrary to the proper planning and sustainable development of the area.”

Louth County Council made the decision to refuse planning permission on 18 November 2022.
