Plans progress for 193 new homes at Hill Street in Dundalk
Plans for new Large-scale Residential Development at Dublin Road/Hill Street in Dundalk
Plans for a new Large-scale Residential Development (LRD) at Hill Street in Dundalk, that if given the go ahead will see 193 new homes built, have progressed with Louth County Council issuing an LRD opinion on the application.
Zirbac DLK Ltd (Part of the Cabriz Group), sought an LRD meeting request with Louth County Council in August in relation to plans for the development. At present the only information available on the proposed development is that Louth County Council has issued an LRD opinion to Zirbac Dundalk Ltd, who is seeking to construct 193 apartments and a creche on a development site of 3.03 hectares at Dublin Road/Hill Street, Dundalk.
LRDs replace the previous Strategic Housing Development (SHD) process where applications went to An Bord Pleanála for determination. The LRD process is as follows: An LRD Meeting Request is made with the local planning authority as part of the process when seeking planning permission for an LRD.
Following the receipt of LRD consultation request, the planning authority is required to facilitate a consultation meeting with the applicant within four weeks of the date receipt of such a request.
Following the LRD Meeting, there is a period of four weeks for the planning authority to issue an LRD opinion on whether the proposals constitute a reasonable basis for submitting a planning application on the LRD proposals. This LRD opinion is valid for six months.
A planning application must then be submitted within six months of receipt of an LRD opinion. The developer must make the application documentation available for public viewing on a dedicated website set up for this purpose. In relation to this application, a meeting request was received by Louth County Council on 21 August, with the local authority issuing an LRD opinion on 8 October.
