PROPERTY: Two Do-er Uppers at Ballinfull just outside Dundalk

Eligible for grants of €30,000 and possibly more
What about a ‘Do-er Upper’ that would be eligible for grants of €30,000 and possibly more? Property Partners Laurence Gunne have two properties in the Ballinfull area currently on the market since early December.
The first is a very well built, two storey, three bedroom house with yard, large out-office and spectacular views of Slieve Gullion to the front and the hills at Philipstown to the rear.
The location is wonderful, less than 10 minutes from town and even shorter from the M1.

ABOVE: Two bedroom cottage, near Roche Castle
The second is a two bedroom cottage, near Roche Castle and this was extended to include a kitchen and bathroom approximately 30 years ago, at which time, it was re-roofed with roof tiles.
Again, there are excellent views from the property and it is within easy distance of the Castleblaney Road or Dundalk town and its amenities.
The agents tell us that the vacant property refurbishment grant which was initially designated to urban properties, has now been extended to cover all properties that have been vacant for over two years and require work.
The grant is €30,000 and if it can be shown that the expenditure required would be in excess of this figure and the house would be deemed to be derelict, the grant available is up to €50,000.
In simple terms, Stephen Gunne states ‘the vacant property refurbishment grant is a payment you can get if you are turning a vacant house or building into your full-time, permanent home’.
With the price of housing in the urban area, he states that ‘this is an absolute no-brainer and both houses show immense potential.’
The larger house is guiding at €180,000 and the two bed cottage at €130,000. For more information contact Stephen Gunne on 042 933 4414.
