IN A SIGNIFICANT development for the northside of Limerick, a major planning application has been lodged for the first phase of the Ballygrennan Regeneration Development Site – a crucial step forward in the largest multi-use investment project in the area.

The application, submitted by Whitebox development company, outlines a €40 million UPMC-owned medical campus, set to create 230 jobs and trigger economic regeneration in the region.

The first phase of the development will focus on a state-of-the-art medical campus, and will include a 3,200 sqm day hospital and a four-storey, 9,000 sqm medical centre.

Subject to planning permission, construction is anticipated to commence in the first quarter of next year.

The development is estimated to be completed in the third quarter of 2026, with 200 jobs expected to be supported in the construction phase alone.

Following closely on the heels of the medical campus application, a second planning application is scheduled to be submitted before the end of the year.

This phase will introduce a €20 million, three-storey nursing home operated by Mowlam Healthcare, and is expected to employ 90 full-time and part-time staff.

Additionally, the second phase will incorporate 115 residential units, representing a €40 million investment and providing employment for 30 full and part-time staff.

These residential units will comprise 73 three and four bedroom houses and 42 two bedroom apartments.

Located on the new Coonagh to Knockalisheen Road, the Ballygrennan Regeneration Project is a collaborative effort between Whitebox, UPMC, and Clúid Housing, managed by Limerick Twenty Thirty, a special purpose vehicle of Limerick City and County Council dedicated to planning and developing key strategic sites in the region.

Fr Pat Hogan, parish priest at Moyross Community, expressed his excitement, saying: "It will put the wider Moyross area but also Limerick and the Mid-West on a new trajectory, giving opportunity and advancement on the doorstep here that has never previously existed."

Limerick Twenty Thirty chairman, Conn Murray, also stated: "This is the type and scale of investment that Limerick has been waiting for on the northside of the city for decades."
