Summer spike in Tipperary rental homes may have been an outlier

There was a dip in the number of residential homes available for rent in Tipperary in September.
According to the Mid-West Rental Monitor compiled by Limerick Chamber, there were 25 residential properties available.
Additionally, there were four short-term rental homes and one executive.
There were no student homes available in Tipperary last month.
Limerick Chamber say the availability of 52 rental homes in July may have been an “outlier.”
Commenting on the release, Chief Economist and Director of Policy at Limerick Chamber Seán Golden said:
“Unfortunately, despite some increases late in the summer, Clare and Tipperary have experienced sharp declines over the last year.”
The highest concentration of residential homes available was in Clonmel.
But that only amounted to five properties. Thurles followed with four homes available. Carrick-On-Suir and Nenagh had three each.
RENTS
The average rent in Tipperary was €1,284 (median: €1,250), a small increase on the August average of €1202.
But according to Limerick Chamber this represents a worrying year on year trend.
“The average cost of rental listings in Tipperary remains high at c. €1,300 and has done so for the last three consecutive months.
“This represents a c. 10% increase when compared to the same time last year,” said Limerick Chamber.
MID WEST
This compares to an average rent price in the midwest of €1,673.
There were only 101 homes available to rent across the midwest in September, down 18 from August.
Just 27 of those were apartments, and only 12 properties were one bedroom homes.
“September experienced the most expensive average and median rental prices since our records began, and overall, the price trend has been upward over the last year, which is a very worrying sign for renters.
“However, it isn’t all bad news. The Mid- West has had triple digit availability for the last three months. This is the first time since December 2022. However, this is also on a downward trend,” said Mr Golden.
