New 12-room guesthouse sought for North Kildare

A planning permission application lodged with Kildare County Council (KCC) shows that a brand-new 12-room guesthouse is being sought for North Kildare.

Emerald Project Management Limited is seeking permission to construct the development in the Ralph Square region of Leixlip.

According to the application, permission is being sought by the applicant for:

• The restoration of the existing vacant building to provide a guest house with 12 bedrooms
• The removal of internal partition walls, doors and window opes,
• The provision of new partition walls, doors and window opes to facilitate a revised internal layout at ground floor and first floor
• The provision of one reception, one kitchen, one accessible bathroom, eight bedrooms (seven ensuite), one W.C.,  and one bin store at ground floor level
• The provision of four bedrooms (three ensuite), one W.C. and refuse area at first floor level.
• The construction of a 1st floor extension to the existing building to accommodate a staff room
• Alternations to external facades including the alterations of window and door opes, provision of signage
• The provision of a lightwell at first floor to provide light to ground floor bedrooms and kitchen.

The development would include drainage, landscaping, boundary treatments and all ancillary works necessary in order to facilitate the development

The date received is listed as July 24 last, while the submission-by and due dates are listed as August 27 and September 17 respectively.
