The homes are designed to cater for young couples and the elderly

A planning application has been lodged for 51 new homes in Abbeyleix.

Jacqueline Duncan is seeking planning permission for the one, two, three and four bedroom properties at The Rookery, Tullyroe, Ballacolla Road in Abbeyleix.

The 51 houses includes eight four bedroom houses, half of which are detached and the other half are semi detached. There are 25 three bedroom houses which are a mix of semi detached and mid and end of terrace houses. There are 14 two bedroom houses and four one bedroom maisonettes over two storeys.

The residential development is planned on a 1.99 hectare site and the development would include an ESB substation, amenity areas and parking and landscaping.  The proposed site is at present in use for agriculture.

A planning report submitted with the plans outlines the proposed use of the estate.

“It is considered that the proposed one and two bed units will cater for young couples as starter homes and for older couples looking to downsize, which is in keeping with the Development Plan requirement to provide 35% of all residential units in any new housing scheme, as one and two bed typologies. The four one-bedroom units are proposed for single people and couples who are not adequately catered for within current housing construction trends and can be justified in light of current market trends,” the planning report states.

The proposed new houses would be located 14 minutes from Abbeyleix Main Street by foot.

Laois County Council is expected to decide on the plans by March 20, 2024.
