Developer seeks permission to build 28 new homes in Shannon

Planning permission is being sought for a new multi-million euro housing development in Shannon town.

Woodhaven Developments Ltd is proposing to build 28 two-storey homes on a 13.93 acre site at Radharc Doire, Smithstown, to the north of the town centre.

The applicant is currently developing lands associated with Phase 1 and 2 of the Master Plan for the area which will see a total of more than 100 homes being built.

If approved, work on the 28 homes will start immediately and will continue for around two and-a-half years.

"The company plans to commence construction works on this section of the Master Plan immediately on the granting of an acceptable planning permission. They would envisage completing these 28 dwelling houses within a 30-month period. Resulting in an investment of over €8.96 million and the creation of 33 jobs. The completion of this current phase will result in a total investment by Woodhaven Development Ltd of €42 million over a 6 year period," states the Design Plan which has been submitted to the local authority.

"The site is situated in an area where there is a need for housing. Clare County Council carried out a Housing Need Assessment which demonstrates that there is a need for housing in Shannon," it adds.

According to planning documents, the proposed residential development can be accessed from the Tullyvarra Road (L7178-0) from the R471 and Shannon Town Roundabout to Smithstown Link Road (L3170-0), both of which link to the N19 national primary route. The new proposed development access will be from a new priority T-junction onto the Tullyvarra Road.

A large number of reports and detailed documentation have been submitted as part of the planning process with a decision due by mid-June.
