Permission granted for 29-bedroom extension to O’Donnell’s Bar, Donegal Town

Planning permission has been granted for 29 en suite bedrooms to the rear of O’Donnell’s Bar, Donegal Town.

The application which includes the demolition of the existing rear extension and the construction of a new three-storey extension was granted with 14 conditions.

This development will incorporate a ground floor area including lounge, kitchen, toilets, stairwell and ancillary storage area, and three en suite bedrooms. The first and second floors will each have 13 en suite bedrooms with ancillary accommodation.

Also included is the removal of the pitched roof over the existing three-storey premises facing the Diamond, and the construction of a new raised wall plate and pitched roof.

The application was submitted by KBS Property Management Ltd, ℅ McCullagh Architecture and Surveying, Ballybofey. 

One notable condition of the granting of planning permission is: “The B&B accommodation shall not be sold but shall be occupied for short-term letting periods of less than 90 days and used solely by tourists / patrons of the parent Hotel/Resort as ‘holiday accommodation’ and shall not be used for the purposes of permanent living accommodation.

“Such use to be commenced only if authorised by a separate grant of Permission.”

Most of the other conditions relate to submission of documentation and orderly construction, including the disposal of materials and the discharge of water, as well as traffic management and lighting. 

Among these conditions is that on-site construction works shall be between the hours of 8am and 6pm Monday to Friday, and 8.30am to 3pm Saturday. No work will be carried out on Sundays and bank/public holidays. 

Archaeological monitoring shall be carried out during excavation works. 

A contribution of €55,521.51 is to be made in respect of public infrastructure and facilities.
