Planning permission granted for 56 properties in Carndonagh

Planning permission has been granted by Donegal County Council for 56 new houses and apartments in Inishowen.

Morgan McCandless intends to build 34 semi-detached houses in the Malin Road area of Churchland Quarters, Carndonagh.

The development will also consist of 18 own-door apartments which will be built in three blocks. Mr McCandless has also been granted permission to build three houses in a terrace block and one detached bungalow.

The major housing development has been granted permission by the planning authority under 25 conditions. These include that the developer is to provide evidence of land ownership for any land under which stormwater services will operate.

Another condition is that the borders of the site, such as public or open spaces, are to be enclosed with durable materials such as concrete or galvanized metal fence posts instead of close board timber fencing.

Several conditions are to be met before the homes can be occupied. These include a Road Safety Audit to be undertaken, while any recommendations or findings from the survey are to be implemented.

All infrastructure necessary to support the delivery of services and quality of life to the new residential development is to be completed before the first occupation of any property.

During the construction of the dwellings, each property is to be wired and prepared with cables to enable the future charging of electric motor vehicles.

Another condition by the planning authority, as part of granting permission, is that Morgan McCandless or any person with an interest in the land enters into an agreement with the planning authority that all residential units are to be sold to “individual purchasers” and not to be purchased by vulture funds or corporate entities. If the properties are not sold within two years, however, then the restricted groups may offer to buy them.

A contribution of €113,383.76 is to be made to the Council in respect of public infrastructure and facilities.
