A new construction development has been proposed for a region located on the Athgarvan Road in Newbridge.

According to a planning permission application lodged with Kildare County Council, the development is being proposed by Shawhill Developments Limited, and it relates to an unspecified region on the Athgarvan Road.

The development will consist of works on two buildings.

For the first building, it would see the renovation of the existing red brick building (355 square metres) and its change of use from office/administration to day-care facility including educations, training and workplacement.

For the second building, it would see the construction of a three-storey building (2,635 sqms), with a warehouse incorporating a trade counter primarily sale of goods to trade (Unit A — 500sqms) and a store/depot/office/car repair and tyre depot at ground floor (Unit B — 435 sqms) with two storeys of offices on the upper floors (1,698 sqms). 

The planned development would also include: the car sales display area and use of an existing building for a car sales office (22.4 sqms); the use of an area as a 'self-storage yard' with self-storage containers (total area of 10 containers is circa 138 sqms); a manned car wash and valet area and the conversion of the existing building to staff room (25.2 sqms) and a canopied structure for valet services.

In addition, the proposed development would include: the construction of a non-habitable, modular, display home within integrated sales office and a gross floor area of circa 80sqms; the construction of a bin storage area; car parking, electric vehicle parking; new internal circulation roads and footpaths for cars and pedestrians; car parking and cycle parking; landscaping works both hard and soft; plaza space and crossing points; and a new boundary wall and railing along the roadside.

Access to the development will utilise the newly constructed access road within the site, and the development also include signage associated with the ground floor uses in Buildings 1 and 2.

Lastly, planning permission is sought for all associated works, in order to complete the development, including all necessary drainage works.

The date received is listed as December 22 last, while the submission-by and due dates are listed as February 3 and February 24 respectively.

The application is currently in the pre-validation stage.

The company specialises in the 'development and selling of real estate' and has an address listed as Grant Thornton, 13-18 City Quay, Dublin 2, County Dublin (D02 ED70).
