Site with permission for 114-bed hotel in Kilkenny hits the market for €3,750,000

A hotel development site in the heart of Kilkenny City has been listed for sale with an asking price of €3,750,000.

Full planning permission was recently granted by An Bord Pleanála for a three-to-five storey 114-bedroom hotel on the site at John's Green/Wolfe Tone Street.

Also approved was a bar and restaurant pavilion and permission to refurbish the former hostel building on the site.

The site, which extends to c.0.26 ha/0.64 acres, is within close proximity to MacDonagh Junction railway station and to all the amenities of the city centre.

A new vehicular access point and six car spaces are planned as well as a new pedestrian entrance through the existing boundary wall, the majority of which is to be retained.

The planning consent provides for an average room size of 17.42 sq. m./ 187.5 sq. ft. (all doubles or twin rooms).

According to the agents, BDM Property, the site offers a rare opportunity to develop a 'ready to go' large-scale hotel facility within easy walking distance of Kilkenny City and its many attractions.
