Notable change in Kilkenny house prices, new report confirms

The report from Real Estate Alliance (REA) comes on the same day as figures from Daft show Kilkenny house prices are up 14% over the last 12 months

The average cost of building a new three-bed semi in Offaly now €371,000

The price of the average second-hand three-bed semi in County Kilkenny has increased to €310,710, up 2% from €304,570 in the last three months, according to a national survey by REA.

Across the county, the average time taken to sell has fallen by one week to five, the Q2 REA Average House Price Index shows.

“The market remains strong due to the lack of properties currently on the market in Kilkenny,” said Robbie Grace of REA Grace, Callan.

“We expect prices to remain the same or possibly to increase slightly over the summer months.”

The survey shows that across the county, 50% of purchasers were first-time buyers, while a total of 10% of sales in the county this quarter were attributed to landlords leaving the market.

Additionally, agents across the county reported that the BER ratings saw A-rated properties command 15% in comparison to comparable C-rated properties.

The REA Average House Price Index concentrates on the sale price of Ireland’s typical stock home, the three-bed semi, giving an accurate picture of the second-hand property market in towns and cities countrywide.

The actual selling price of a three-bed, semi detached house across the country rose by 2.7% in the past three months to €347,912, and 10.3% overall annually.
