A new report has shown that Leitrim and other counties in the North West have experienced an increase in the average price of a three-bedroom semi-detached home.
The Irish Independent/REA Average House Price Index shows that the average price of a three-bedroom semi-detached home in Leitrim increased by 1.1 percent to €225,000.
County Sligo recorded the smallest increase but continues to have the highest average price for a three-bedroom semi-detached house in the region. Prices rose by one percent, bringing the average price in December to €262,500.
The largest increase was seen in Donegal, where prices rose by 2.5 percent. Despite this, Donegal still has the lowest average price among Leitrim, Sligo and Donegal, at €207,500.

The report also found that the actual selling price of a three-bedroom semi-detached house nationwide increased by 1.6 percent over the past three months to €359,417.
This represents an overall annual rise of 8.7 percent, indicating a gradual slowdown from the 10.3 percent increase recorded six months ago.
The report also found that more than 60 percent of property sales in certain areas are due to landlords exiting the market.
Changes are planned for Ireland’s rental market next year. Under a Government plan due to fully come into effect in March 2026, rent increases will be capped in most cases by inflation or a maximum of two percent, reflecting current rules within Rent Pressure Zones (RPZs).
A key difference under the new plan is that new apartment blocks will be exempt from the two percent cap, with rent increases instead linked to inflation even if it exceeds that level, as part of efforts to encourage residential development. In addition, RPZs will be extended nationwide for the first time.
