House prices
House prices in Leitrim rose sharply in 2025, with the price of the average second-hand three-bed semi in County Leitrim increasing to €225,000.
The average price jumped 13.9pc from €197,500 at the end of 2024, according to a national survey by Real Estate Alliance (REA).
The average Carrick-on-Shannon price rose to €255,000 in 2025, up 8.5pc, meanwhile in Carrigallen, prices increase by 21.9pc to an average of €195,000.
“We are seeing no new builds, and very little supply of second-hand stock is currently being listed,” said James Spring of REA Donohoe Spring, Carrigallen. “Demand is currently very high for all listed properties.”
Leitrim is in sync with the rest of the country with prices rising however the price increase is more stark than the national average increase of around 7pc in 2025.
As a result of little supply the time it took to sell a house in the final quarter of 2025 was five weeks, the Q4 REA Average House Price Index shows.
The survey shows that across the county, in the last quarter of 2025, 55pc of purchasers were first-time buyers, while a total of 33pc of sales in the county were attributed to landlords leaving the market.
Additionally, agents across the county reported that the BER ratings of properties saw A-rated properties command 30pc price increases in comparison to comparable C-rated properties.
The REA Average House Price Index concentrates on the sale price of Ireland's typical stock home, the three-bed semi, to give a picture of the second-hand property market in towns and cities across the country.
The REA also noted the recent rise in landlords exiting the housing market, which is set to sharply increase in the first months of 2026, according to agents.
The introduction of national rent pressure zones countrywide in 2026 has seen a 38pc increase in landlord sales in many areas now included in the legislation.
“The market is currently waiting to see the Government legislation extending Rent Pressure Zones,” said Joe Brady of REA Brady, Carrick-on-Shannon.
The actual selling price of a three-bed, semi-detached house across the country rose by 1.6pc in the past three months to €359,417.
This represents an 8.7pc overall rise annually – a gradual slowing from the 10.3pc increase registered six months ago.
