Planning permission granted for community and tourism hub with accommodation in Leitrim

Conditional permission has been approved for a new community and tourism hub in Leitrim Village including a two-storey extension, meeting space and visitor accommodation.

Conditional planning permission has been granted for the change of use of an existing dwelling in Leitrim Village into a community and tourism hub.

The application was submitted on December 11 by the Leitrim Village Development Committee, seeking to change the use of an existing semi-detached dwelling located at Tullylannan (N41 R3W9), including the provision of a two-storey extension to the rear of the property for use as a community and tourism hub incorporating a public tourism information office.

Furthermore, the proposal seeks the development of an open-plan public meeting room, kitchen, dining area, and bathrooms at ground-floor level.

There are also accommodation plans included in the proposal seeking four en-suite double bedrooms at first-floor level to provide short-stay tourism accommodation.

The development also includes the creation of a car park to the rear of the building, accessed off the private roadway leading to the Leitrim Marina apartment and hotel development, inclusive of modifications to the landscaped area and footpath along the said roadway.

There are also plans to construct an external open courtyard to cater for local community events; to demolish two existing sheds to the rear of the proposed accommodation while retaining one existing shed for storage purposes; and, lastly, to upgrade all existing public service connections along with all ancillary site development works.

Planning permission was granted on April 21 by Leitrim County Council, subject to 13 conditions.

The conditions specify that site development and building works shall be carried out only between the hours of 8am and 7pm from Monday to Friday inclusive, between 8am and 2pm on Saturdays, and not at all on Sundays or public holidays.

It also states that the proposed development shall be carried out and completed strictly in accordance with the plans, particulars, details, and specifications lodged as part of the application, and as revised by the plans, particulars, details, and specifications submitted in response to the request.

Another condition requires that the proposed large sign on the front elevation be replaced with a more subtle sign, and that all service lines and cables serving the proposed development, such as electrical, telecommunications, and communal television connections, must be located underground.
