Last properties in latest phase of Limerick housing development released

THE GRASS is greener in Newtown Meadows, said GVM’s Paul Crosse in announcing the release of the final properties in the latest phase of the residential development in Castletroy.

GVM has already sold 150 homes in Newtown Meadows. Mr Crosse, sales negotiator specialising in new homes, said they are down to the final 14 properties in phase three.

“There are going to be about 250 units in total. We have sold 150 houses already. It has proved very, very popular. These are the last 14 - a mix of three and four-bedroom semi-detached – in the final release of phase three. They are all looking over a large green area, located at the end of a quiet cul-de-sac.

“The units that we have coming up after this would be higher density - mid-terrace, end of terrace, duplexes, townhouses,” said Mr Crosse.

The prices for the final 14 properties in phase three start at €445,000, rising to €500,000 depending on the unit.

“Construction is at roof levels so they're hoping to have the purchasers in for July,” said Mr Crosse.

He said 90% of houses in Newtown Meadows have been sold to first-time buyers who are young professionals. Interestingly, a number of friends have bought in the development.

The remaining 10% are “rightsizers”.

Mr Crosse puts Castletroy as the most popular area in Limerick to reside.

“It has it all - schools, shopping, big companies, the university, sports facilities, restaurants, pubs etc. You only see one car in a lot of driveways in Newtown Meadows because a lot of them walk or cycle to work. The children can stroll to the national or secondary school.

“It's what people are looking for these days - they don't want to be in the car for 30 minutes coming in and out the road. It ticks a lot of boxes for young families,” said Mr Crosse, who adds that they can avail of the Help to Buy scheme.

The development has also proved a draw for couples who have raised their families.

“A number of ‘rightsizers’ have bought here. They have sold a four or five-bedroom detached house in Monaleen or Castletroy. Their kids have moved out and they are trying to heat and maintain a big house but they still want to live in the area.

"Their bills will be a fraction in these A-rated properties built by Formation Homes who have a proud legacy in Limerick and around the country,” said Mr Crosse.
