Update issued on plans for massive new housing estate in Limerick

AN Coimisiún Pleanála is to rule on plans for a huge new housing estate in one of Limerick’s fastest-growing suburbs.

Limerick City and County Council gave conditional planning permission to Sonnervale, which is seeking to build 114 new homes on the northside of Castletroy Golf Club.

The massive development would see 60 houses in total - divided between 16 four-bed detached homes and 44 three-bed semi-detached units.

Sixteen two-bed apartments are in the blueprint, as are 38 duplex units, split into three-bed and two-bedroom accommodation.

There’s a variety of other developments planned for the site, notably a creche facility.

But one thing that could possibly change - if the development gets the go-ahead - is the proposal to access the site through the neighbouring Mount Green Road. It comes after a submission to Council from the Mount Green Residents Association, signed by 41 locals, who asked this road not be used to provide access to the construction site, or to the creche if it opens.

They also expressed concern at the removal of a line of mature trees, which they say is likely used by the local bat population.

Their concerns were supported by local councillor Peter Doyle.

One of the council’s conditions for the granting of permission was to not allow access to Mount Green Road for builders “in the interest of traffic safety”.

For its part, agents for the developer have said the project will see “high quality homes” with “plentiful open space.”

So far, one appeal against the development has gone to the national planning authority,

It’s understood it does not relate to the access to the Mount Green Road.

No decision date has been set.
