Longford house prices continue to rise but one type of housing most affordable in country

Almost every type of housing in county Longford increased in average price according to the latest Daft report.

The average price of housing in Longford continues to rise, the latest Daft.ie report has revealed, but it is still one of the least expensive locations in the country to live in for many types of housing.

The latest Daft.ie House Price Report report details the cost of various house types for each county in 2025.

County Longford was the second least least expensive area for three bedroom semi detached houses with an average price of €203,000, up 5.9% since a year ago, and the most affordable for four bedroom semi-detached homes at €240,000, a 17% increase.

The average price of a four-bedroom detached house in Longford was €299,000, up 0.8% on a year ago.

The largest increase was in the cost of a two-bedroom detached house, which increased by 41% to an average price of €184,000.

Almost all types of housing increased in price in county Longford apart from one, detached five bedroom homes which experienced a modest 1.7% fall in average price to €329,000.

County Longford was listed as having the least expensive four bedroom semi detached homes with an average price of €240,000, just over 7% lower that county Donegal on €259,000.

The typical price per square metre to build a three-bedroom semi-detached house in Longford in the final quarter of 2025 was €1,894, the most affordable in the country ahead of Roscommon (€1,940), Donegal ((€1,957) and well below the national average of €3,795.

The median price of a newly built home in county Longford the year to December was €265,000, making it the eleventh least expensive location in the country behind Donegal priced at €189,250, Louth (€190,000), Leitrim (€199,000) and Roscommon ((€200,000).

Longford auctioneer and DNG managing director, Fintan McGill, said prices have risen dramatically during the past 12-months in Longford.

"The big thing is we have a great rail link with six trains a day from Dublin, it's a huge benefit and we have good broadband.

"We can improve on other things but definitely the infrastructure and the affordability is in our favour, it's all about affordability nowadays.

"It's sad that prices have gone up so much in Longford and yet we haven't built a house for sale here since 2005."

Mr McGill said he believes the fact Longford town only has one hotel has been a factor.

"I think it's time Longford stands up and says it is a great county to live in at affordable prices."

The Daft.ie report also stated the average price of three bedroom and four bedroom semi-detached home in Leinster, excluding Dublin was €352,000 and €441,000, an increase of 7% and 9% respectively on last year.

There were about 2,635 homes for sale in Leinster (excluding-Dublin) on December 1– a jump of 3% on a year ago but less than half of pre-covid levels.

Nationally, the average price of a three-bed semi-detached home in the final quarter of the year was just over €423,000.

List prices nationally rose by an average of 5.5%% during 2025, compared to 6.8% in 2024, while house prices in Ireland in December were 0.6% higher in December than three months earlier.
