Plans underway for 1,041 new homes in Dundalk
Plans are underway for a new Large-scale Residential Development (LRD) in Dundalk, that if it gets the go ahead, will see the construction of 1,041 new homes at Mount Avenue.
Louth County Council has issued an LRD Opinion on plans by Grandspect Ltd for the development at Mount Avenue, Castletown, Dundalk, which may now see a planning application lodged with the local planning authority in the near future.
Grandspect Ltd is proposing an LRD of 1,041 residential units, which comprise 757 houses; 150 duplexes; and 134 apartments. The proposed development would also include a local centre; childcare facility; public open space; arterial link roads and local streets; and provision of a site to be reserved for a school; all on a site of c. 39.73 ha.
The LRD process is as follows: An LRD Meeting Request is made with the local planning authority as part of the process when seeking planning permission for an LRD.

Following the receipt of LRD consultation request, the planning authority is required to facilitate a consultation meeting with the applicant within four weeks of the date receipt of such a request. Following the LRD Meeting, there is a period of four weeks for the planning authority to issue an LRD opinion on whether the proposals constitute a reasonable basis for submitting a planning application on the LRD proposals. This LRD opinion is valid for six months.
A planning application must then be submitted within six months of receipt of an LRD opinion. The developer must make the application documentation available for public viewing on a dedicated website set up for this purpose.
Louth County Council issued an LRD opinion on Grandspect Ltd's plans on 7 July 2025, which means that should a planning application be lodged, the developer has until January 2026 to do so.
