Louth rents rise 8.7% as three-bed homes now average €1,966

The average rent of a three-bedroom house in Louth in the third quarter of 2025 was €1966, up 8.7% on a year ago, according to the latest report released by Daft.ie

Additionally, the report found the average monthly rent of a two-bedroom apartment in Louth in the third quarter of 2025 was €1,592. In the third quarter of 2025, the average monthly rent in Louth of a double-room in a house was €647

The average rent levels in Louth show a generally steady to moderate increase across most property types, with some variation between apartments and houses.

• 3-bed: €2,762 — a 4.1% increase

• 2-bed: €2,011 — up 3.0%
• 3-bed: €2,418 — up 6.1%
• 4-bed: €2,997 — a 7.9% increase
• 5-bed: €3,271 — a 7.2% decrease

• Studio: €1,166 — a 2.1% rise

Nationally, market rents rose by an average of 1.7% in the third quarter of 2025, according to the latest Rental Report by Daft.ie, the eighteenth consecutive quarter of rising rents. Market rents are now one third higher than their pre-covid levels and two thirds higher than their Celtic Tiger peak in late 2007.

The average monthly rent for a two-bedroom apartment nationwide, between June and September, was €2,080.With the Daft.ie Report celebrating twenty years, this latest report sees a revamped report, with an updated methodology and new metrics on room rents, as well as rentals of full properties.

Measures of rents on a like-for-like basis over time area available, nationally and regionally, extending back to the early 2000s – for both full properties and for room rentals.

There were just over 1,900 homes available to rent nationwide on November 1st. This is down 21% year-on-year and less than half the average for the period 2015-2019. In Dublin, the stock of homes to rent is down by almost one third, year-on-year.

The report shows that rental inflation remains lower in Dublin than the national average, with prices rising by 2.7% in the capital compared to 4.3% nationally. In Cork city, rents are up 9.3% year-on-year, while in Galway and Limerick cities, rents are up by 6%. In Waterford city, rents are up 11.4% year on year. Outside the cities, the rate of inflation is just above 5%.
