Dundalk house prices hit €332,000 as CSO reports 7% national rise

The county wide median house price for Louth now stands at €365,000, up €10,000 again the same as the previous month.

The median house price for houses sold with the Dundalk Eircode A91 in December 2026 was €332,000, up €2000  according to figures released by the CSO (Central Statistics Office) in their Residential Property Price Index report. The figure is unchanged from the previous two months. 

The county wide median house price for Louth now stands at €365,000, up €10,000 again the same as the previous month.

Of the 79 houses sold in Dundalk in December, 37 were to first time buyer owner-occupiers; 34 to former owner-occupiers and 8 were to non occupiers.

Forty- five of these houses were existing builds while thirty-four were new homes.

The median price of the new houses sold was €395,000 and the median price of existing houses sold in December was €280,000.

In Drogheda, the median price of residential properties sold in A92 in December 2026, was €380,000, an increase of €5000 on the previous month.

Of the 209 houses sold in Drogheda in December, 127 were to first time buyer owner-occupiers; 74 to former owner-occupiers and 8 were to non occupiers.

128 of the houses sold were new houses and the other 81 were existing. The median price for the new houses sold was €392,500 while for existing houses it was €341,000.

The national Residential Property Price Index (RPPI) increased by 7.0% in the 12 months to December 2025, up from the 6.8% recorded in the year to November 2025. Property prices in Dublin rose by 5.6% and prices outside Dublin were up by 8.1% in December 2025 compared with December 2024. The median price of a dwelling purchased in the 12 months to December 2025 was €387,000.

Commenting on the release, Niall Corkery, Statistician in the Prices Division, said: “Residential property prices rose by 7.0% in the 12 months to December 2025, up from the 6.8% in the year to November 2025. In Dublin, residential property prices saw an increase of 5.6%, while residential property prices outside Dublin were 8.1% higher in December 2025 when compared with December 2024.

“In the 12 months to December 2025, house prices in Dublin rose by 5.2% while apartment prices increased by 6.8%. The highest house price growth in Dublin was in Dublin City at 7.0% while Fingal saw a rise of 3.7%.

“Outside of Dublin, house prices were up by 7.7% and apartment prices rose by 12.5%. The region outside of Dublin that saw the largest growth in house prices was the Midlands (Laois, Longford, Offaly, and Westmeath) at 14.4%, while at the other end of the scale, the West (Galway, Mayo, and Roscommon) saw a rise of 6.4%.

“Households paid a median or mid-point price of €387,000 for a residential property in the 12 months to December 2025. The highest median price paid for a dwelling was €679,999 in Dún Laoghaire-Rathdown, while the lowest was €195,000 in Donegal.

“The most expensive Eircode area over the 12 months to December 2025 was A94 (Blackrock, Dublin) with a median price of €830,000, while F45 (Castlerea, Roscommon) had the least expensive price of €155,000.”
