What will the changes mean for tenants renting in Tipperary?
The government will soon bring in new rent regulation measures across the country, writes Tipperary Live.
These measures have been brought in to make renting fairer for tenants.
From March 1 2026, new tenancies will come with a minimum rolling duration of six years.

For larger landlords (who have four or more properties), this will end evictions for that period where the tenant has not breached upon their lease.
Tenants in Ireland who rent homes can now feel more sure knowing that they will not be evicted for no reason at all, unlike the present.
This measure is also being brought in, in a bid to eliminate the opportunity for landlords to evict a tenant for the sole purpose of raising the price of the property’s rent.

The rental market in Ireland, thanks to these new reforms, may lead to more long-term tenancies and a more stable supply of rental units available in the country.
The government has also said that rent setting rules will also change in March 2026, when these measures come into effect.
This means they are now moving beyond the old system of Rent Pressure Zones (RPZs) to a nationwide framework.
Rent Pressure Zones did nothing to help with tenancies outside of the areas within them, so a move to a national measure targeting the issue is a welcome one.
While the new measures are welcome, a few shortcomings have been pointed out by critics.
There is a worry that landlords may leave the market due to too many restrictions brought about by the new measures.
Another downside to the new measures that has been pointed out is that those living in cities like Cork or Dublin will still have to pay high amounts of rent, because new tenancies can begin at market rates which are already very high (and are unlikely to go down until more homes enter the market).
