Almost 400 new housing unit developments set to arrive in Tipperary

Tipperary County Council was presented with an update on housing developments by housing services recently.

The update was issued ahead of the most recent meeting of the Thurles Municipal District of the Tipperary County Council.

According to the report, 37 units on the Dublin Road in Thurles have been approved, with the next stage of the process being tender for consultants.

Ten units at Mathew Bourke House in Thurles have also been approved, and are now heading towards the design stage.

The department has approved the development of 36 units at Templemore Meadows, where legals and contracts are ongoing.

Stage Two is currently being prepared for 30 units in Borrisoleigh, following their approval.

12 units on Kilcooley Way in Gortnahoe have been approved, and a design team has been appointed.

Six units on CuChulainn Road, Thurles are currently in the design review stage.

Gantly Road, Roscrea has seen 17 units have planning approved.

Croke Street in Thurles has six units preparing for a planning decision to be submitted.

Ten units at Ashbury, Roscrea, are awaiting the appointment of a contractor.

A contractor has been appointed to oversee the development of nine units on Grove Street, Roscrea, with works expected to commence in due course.

One unit on Church Street in Templemore has been completed, with a second awaiting ESB connection.

Seven units at Ma Chaoin, Templemore have been delivered, with construction on a further six units ongoing.

These developments are part of a phased delivery, with completion expected in 2026.

Lastly, 32 units on Friary Walk, Parkmore Roscrea, 50 units in Glencarrick, Roscrea, 61 units in Dun Lia, Thurles, and 47 units in Radharc na Carraige, Glencarrick, Roscrea are all awaiting completion.

For 2025 the Council has received a total of €4,689,872 including additional funding in private grant funding and €1,984,978 for LA DPG’s.

Private Grants paused on September 26, 2025, but will re-open on January 1, 2026.

The department has confirmed an allocation of 71 units for the Energy Efficiency Retrofit Programme for 2025.

64 units have been submitted for recoupment with construction ongoing on a number of units.

The list of units to be surveyed has been generated from units proposed by each Municipal District and has been assessed in accordance with the Departments guidelines for suitability.

It is intended to generate a five-year rolling programme across each district for the scheme with the final figure to be completed each year dependent on the department allocation.
