REVEALED: Tipperary housing plan for 55 homes lodged with council for approval by June

A planning application has been lodged for a substantial residential development on the outskirts of Clonmel, signalling continued pressure for housing delivery in the area.

Dun Na Manach Homes Ltd has submitted proposals for a 55-unit estate to be constructed to the rear of Gort Na Manach, Abbey Farm, on the Cahir Road.

The scheme, was received by the local authority on April 13, with a decision due by June 7th. Submissions from the public may be made up to May 17.

The development is centred on a mix of housing types, with a strong emphasis on semi-detached homes. Plans include 10 four-bedroom two-storey houses and a further 32 three-bedroom two-storey units of similar form.

The proposal also provides for a single detached two-bedroom bungalow.

Higher density elements are incorporated through two terraced blocks. These would accommodate four two-bedroom mid-terrace townhouses and four three-bedroom end-terrace units.

In addition, a two-storey maisonette block is proposed, comprising four own-door two-bedroom apartments.

Access to the site is to be provided via the existing Gort Na Manach housing scheme and the Poppyfield Roundabout, integrating the new estate with established infrastructure.

The application outlines connections to foul sewers, water mains and associated utilities, referencing a number of previously permitted planning schemes in the area.

Further works include the adjustment of site levels, boundary treatments, the provision of open space and landscaping, along with all associated site development measures.

Screening reports for both Environmental Impact Assessment and Appropriate Assessment have been submitted as part of the application, in line with regulatory requirements.

The proposal remains under consideration by Tipperary County Council.
