Donegal County Council receives proposal for proposed Donegal Town development off Old Laghey Road

Planning permission has been sought from Donegal County Council for the construction of a 98-unit residential housing development in the Ardeskin and Brookfield areas of Donegal Town.

The listed applicant, Marble Green Property Ltd, has submitted an application for proposals which comprises 28 three-bed semi-detached houses, two three-bed detached houses, 14 three-bed terraced houses, 30 two-bed terraced houses, 18 two-bed apartments, and six four-bed duplex apartments constrained within two three-storey blocks.

A vehicular access point is planned from the southern side of Highfield Estate to utilise the existing access onto the Old Laghey Road, with a new vehicular access road also onto the Old Laghey Road, as well as internal roads, associated footpaths, lighting, car park provision, and a new landscaped pedestrian walkway connecting to the Old Laghey Road.

Within supporting documents for the application, Anita McDermott of McCabe Architects, on behalf of the applicants, stated: “The proposed development comprises 98 no. residential units, complemented by communal open space and landscaped areas. The scheme provides a varied mix of house types and sizes to accommodate a range of housing needs, including first-time buyers and growing families.

“The layout has been carefully designed to create an attractive and cohesive residential environment, combining a consistent architectural character with contemporary design principles inspired by the local vernacular and the wider Donegal setting.

“The development seeks to make efficient and sustainable use of appropriately zoned lands, while prioritising residential amenity, biodiversity and high-quality landscaping. A central communal green space provides a focal point for the scheme, encouraging recreation, social interaction and a sense of community.

“Reflecting on the local architectural character, the development seeks to create a distinctive sense of place that integrates harmoniously with its surrounding Donegal landscape.

“Overall, the proposal aims to deliver a well-designed, sustainable and welcoming neighbourhood that responds positively to its surroundings and contributes to the local housing supply in Donegal Town.

“The proposed site layout has been carefully developed in response to the site's natural topography, existing boundaries and surrounding residential development, including the established Highfield development to the north.

“The arrangement of dwellings follows the general contours of the site, with proposed finished floor levels responding to changes in ground elevation. This approach seeks to minimise unnecessary alterations to the existing landscape while ensuring an appropriate relationship between adjoining dwellings, roads and private amenity spaces.

“The development incorporates an internal street network, creating identifiable residential areas and providing convenient access throughout the scheme.

“The proposed development comprises a mix of two- and three-bedroom terraced houses, three-bedroom semi-detached and detached dwellings, two-bedroom apartments, and four-bedroom duplex units.

The distribution of these dwelling types across the site introduces variety in the built form, contributing to a diverse, well-balanced residential environment and satisfies a good social mix.

“The architectural approach aims to establish a cohesive overall character through consistency in scale, proportions and design, while incorporating subtle variations between dwelling types to create visual interest and avoid a uniform or repetitive streetscape.”

Donegal County Council has yet to announce a decision due date for the submitted planning application.
