A plot of land in a prime location in Waterford city is set to go up for sale with a €2.5 million asking price.
Sherry Fitgerald John Rohan is advertising the upcoming auction of the plot, which is located at an address of Lacken Road, Killbarry.
The 7.35 acre plot already has planning permission for 99-unit residential development.
Sherry Fitgerald John Rohan has said that this presents a real opportunity for a development with the highest standard of residential living.
The site description reads: “The subject site is situated on approx. 7.35 acres of greenfield land.
“The site is of irregular shape but consists of flat lands, with minimal site clearance works for development.
“The site is of irregular shape and fronts onto Laken Road; the site is of mostly flat topography with mature trees along a defined boundary line.”
The auctioneers highlighted the existing infrastructure and the amount of open space in the area.
“The site borders several new build estates and will benefit from the infrastructure works that they have already put in place, including widening and upgrading the road works, with a proposed new link road providing access to Kilbarry.
“The site plans include over 0.89 acres of open space within the proposed development.
“This will provide a significant amount of green space and nature preservation to complement the number of residential houses, with the planned landscaping of the development improving the community neighbourhood aspect and feel.”
They also outlined how the area is connected to the wider road network.
“The site is exceptionally well located in terms of connectivity, with Lacken Road providing convenient access to Waterford city and the wider regional road network.
“The N25 Waterford City Bypass provides direct connections towards Dublin via the M9 and Cork via the N25, while the wider road network also provides easy access towards Tramore and the surrounding towns.
“Waterford city centre is within close proximity, further enhancing the site's accessibility for future residents and employees.”
As well as that, the auctioneers cited Waterford’s economy as proof of the demand for houses in the area.
“Waterford is the principal urban and employment centre of the South East, with a strong and diverse economic base across the pharmaceutical, healthcare, technology, financial services and manufacturing sectors.
“The city is home to major employers including Sanofi, Teva, Bausch + Lomb, West Pharmaceutical Services, Jabil Healthcare and EirGen Pharma, with the IDA's industrial and business parks providing significant employment in the area.
“The combination of a strong employment base, established infrastructure and continued investment in Waterford supports ongoing demand for residential development, positioning Lacken Road as an attractive location for future residential development.”
The site will go up for sale by public auction on Thursday, November 19 at midday.
Any potential buyers who are seeking further information in relation to the planning permission and infrastructure documents are advised to contact Sherry Fitzgerald John Rohan.
