Work has begun on the construction of a new housing estate in a busy part of Waterford city.

A 90-unit residential development is to be constructed at an address of Knockboy, Dunmore Road.

The site is located to the west and north of the Riverside Cottage Bar & Restaurant.

A commencement notice for the site was issued in January, but it is only in recent days that construction vehicles have been observed entering the site.

The development will consist of 74 two-storey houses, with 54 of these being three-bedroom and 20 being four-bedroom.

There are also plans for three two-storey blocks containing a total of 16 mews houses.

Of these mews, four of them will be two-bedroom and 12 of them will be three-bedroom.

Each house will be served by private amenity space in the form of a back garden whilst the mews dwellings will be served by external terraces at first floor level.

A childcare facility is also planned for the site, along with associated external amenities pace located centrally within the wide scheme.

In addition, there is provision for 152 parking spaces to serve the residential units and 21 spaces to serve the childcare facility.

A new vehicular entrance off the Dunmore Road will be constructed, along with play spaces, playgrounds and a barbecue area.

There is also provision for a number of associated site works, including on drainage, landscaping and footpaths.

The planning application was submitted by SuirBay Ltd back in March 2022.

Whilst Waterford City and County Council decided to grant permission for the development in February 2023, the decision was subsequently appealed to An Coimisiún Pleanála.

However, the commission decided to uphold the council’s ruling and granted final permission for the development in February 2024.
