PLANS for the final portion of a huge new community on the northside have been approved.

Riverpoint Construction has secured conditional planning permission from Limerick City and County Council for 54 more homes in the townland of Clonconane between Old Cratloe Road and Pass Road which leads to Meelick in south east Clare.

It’s the final planning application of a blueprint which aims to deliver almost 350 homes in what has up to now been a predominantly rural community.

According to the application granted by council this week, there will be 30 three-storey five-bed semi-detached units and two, two-storey four-bed semi-detached units.

Some 14 two-storey, three-bed semi-detached homes are included in this phase along with eight two-bed which will form a terrace.

Limerick City and County Council gave the final phase of the development the go-ahead subject to a number of different conditions.

Among these are a stipulation that construction work cannot take place outside the hours of 8am to 4pm Monday to Friday.

Also included is a ruling that once the new housing development reaches 75 units, a childcare facility must be provided.

Riverpoint Construction has submitted several planning applications which put together contain plans to build in 349 homes in total.

These remain at various stages of the planning process. An application for the largest number of homes, 99, remains with An Bord Pleanala, the national appeals body missing an early-June deadline to adjudicate.

A creche has full planning approval, as do proposals for 86 additional houses.

An application for 12 homes in the development was green-lit by council in August.

Finally, An Bord Pleanala has indicated it will decide on plans for 98 of the homes by November 27 next.

Fifteen local residents appealed against the proposal for the 54 homes, citing a number of concerns around flooding, the maintenance of sewers and change to the existing character of the area.

Local councillor Olivia O’Sullivan welcomed the fact more homes are coming to the private market.

But she acknowledged the concern of local residents.

“It will be a whole new residential area. Shannonvale at the end of Old Cratloe Road was last to be built and that had 200 homes. But we've never had anything on the scale of this, where 350 are in the masterplan,” she said.

She praised the stipulation that a childcare facility be put in place once 75 homes have been built.
