After four painstaking years, a new housing development has come to the market in Tipperary Town.

Rose Field, a selection of three and four-bedroom semi-detached houses, has been launched to the market by developer, Pramukh Gogineni.

The houses are A2 BER rated, which will help prospective buyers who qualify for the green mortgage.

It is a private development but in accordance with legislation 20% of the development must be for social and affordable housing.

The first 14 houses are in the latter stages of development with one house ready for inspection as a showhouse.

The total development will be for 92 semi detached houses, an 88 bed nursing home and 26 independent living units.

All going well Pramukh hopes to have the entire development completed in 3 years.

On Friday morning, April 19th, there was a steady flow of people on site viewing the showhouse.

Pramukh says that he is delighted with the level of interest so far with a number of deposits paid on houses and that he expects this level of interest to continues.

"Looking at the pace at which we have sales agreed this morning, I am very confident that this development will be fully sold and that we will, over time, have 92 top quality family homes available in the heart of Tipperary Town. I am very confident that we will have the full estate completed within a three year period," said Pramukh.

The starting price for a three bed house is €295,00 with a four bed starting at €325,000.

There are two selling agents appointed for the development, Matthew Ryan & Sons, Tipperary Town (062-51211) and GVM Auctioneers, Limerick (061-413522).

Those interested in purchasing a house can register their interest on Daft.ie and an appointment will be made for them to view the showhouse and to meet the selling agents there.

The developer is responsible for all site services, water, sewer, public lighting, street lighting and landscaping as well as the provision of a roadway from the roundabout outside the development on the Dundrum Road through to the Cashel road, which has been a major undertaking for Pramukh.

"We had many setbacks along the way but we are delighted to be here eventually this morning showing off our houses to the public.

"I want to thank all those who have assisted me along the way. My first visit to Tipperary town was to a christening here in St. Michael's Church at the invitation of my then boss, Saine (O'Doherty) Grace, and I am really pleased now to be able show off this development to her," said Pramukh.

I have followed progress on this development over the last 3-4 years and the various ups and downs that Pramukh experienced along the way.

Enormous credit is due to Pramukh for persevering when the odds were stacked against him and obstacles were put in his way.

There is no doubt but that this development will give a new impetus to the town, and we welcome sincerely all the families that will come to reside here in Rose Field.
