Fluctuations in availability and rents spell bad news for Tipperary households

There were only 33 properties available for rent in Tipperary in October, according to Limerick Chamber.

In their monthly rental monitor, Limerick Chamber found a 32% increase in available homes.

But this only came to eight extra properties.

Compared to last October last month's figure represented a drop of 31%.

This October, Nenagh had the most properties available, with six. Clonmel, Cashel and Thurles all had four each. Carrick on Suir had six properties available in October.

Across the county, there were nine one-bed homes available, 12 apartments, no student accommodation and three short-term rentals. According to Seán Golden, Chief Economist and Director of Policy at

Limerick Chamber, this represents some good news for Tipperary.

“Fortunately, for the mid-west, the decrease in rental availability in Limerick has coincided with an increase in rental availability in Clare and Tipperary – as rental supply has grown since the previous month by 41% and 32% for Clare and Tipperary respectively”

Limerick Chamber reported homes in Tipperary had an average rent of €1,168 (median- €1,100).

This was a nine percent decrease on September’s figure but an 11% increase in the same time last year.

“These fluctuations in rental availability and costs across the midwest region highlight shifts in market dynamics, with varying impacts on different counties, ultimately influencing theoverall rental landscape and attractiveness of the midwest,” said Mr Golden.

The Residential Tenancies Board (RTB) also published their RTB Rent Index for quarter two of 2023.

That was a 10.4% jump in the same period last year.

The average rent for existing tenancies was €773, less than a one percent change on the previous quarter. However, it was an almost six percent increase in quarter two of 2022.

Clonmel had the highest rent for new tenancies, with movers paying on average €1,001 per month and existing tenants €817.

Nenagh followed Clonmel at €968 for new tenancies and current tenants €804.
