Planning permission was granted on April 28 by the authority for the construction of twenty semi-detached two-storey dwelling houses on a 1.7-hectare site situated to the west of Ballyclerihan.

The scheme will consist of eight four-bed units, ten 3-bedroom units, and two 2-bedroom units.

Permission, subject to 22 conditions, was approved for all associated site development works and underground services, non-exhaustively including new access, roadways, footpaths, foul sewer, rising main, pump station, surface water sewer, watermains and new boundaries.

The application for the development was received from Bernard and Ursula Brennan, C/o Will Mc Garry, 15 Mary Street, Clonmel.

Five public submissions were received, which included submissions from Water and the Department of Housing, Local Government and Heritage.

In the other three remaining submissions, concerns were raised that the development and surface water drainage arrangements would contribute to additional flooding in the area, that the density of the development was excessive and that the development would impact privacy and security of adjoining properties.

An engineer's report stated that the provision of 20 units on that size of site equated to 11.4 units per hectare and stated that this was not an excessive level of development for land zoned for residential development in a designated service centre.

An engineer's report stated that the development complied with the policies and objectives of the Tipperary County Development Plan 2022 and that the development does not have an adverse impact upon the character of the area or the amenities of adjoining properties and is in accordance with the proper planning and sustainable development of the area.
