2,744 new residential homes in past year

A total of 1,434 residential buildings were under construction in Kildare in June 2026, according to the latest GeoDirectory Residential Buildings Report prepared by EY.

The figures also showed 2,744 new residential address points were added across the county during the 12 months to June, while Kildare continued to record one of the lowest residential vacancy rates in the country at just 1.6%.

Nationally, Dublin recorded the highest number of homes under construction (6,107), followed by Cork (3,770), Meath (2,192), Louth (2,061), Galway (1,968) and Kildare (1,434).

Kildare also ranked third nationally for new residential address points added to the GeoDirectory database over the past year, behind only Dublin (12,524) and Cork (4,154). Galway (2,235) and Meath (1,964) completed the top five.

The report found Kildare's vacancy rate of 1.6% remained well below the national average of 3.7%. Only Dublin recorded a lower rate at 1.4%, while Waterford (2.2%), Meath (2.4%) and Wicklow (2.4%) also remained below 2.5%.

Across the State, 81,373 residential units were classified as vacant during the second quarter of 2026, while 19,137 properties were recorded as derelict, a 3.5% decrease compared with the same period last year.

The report also highlighted Kildare's strong property market, with the average house price reaching €451,485 in the 12 months to May 2026. This was above the national average of €437,631 and made Kildare the county with the third-highest average property price after Dublin (€596,997) and Wicklow (€527,282).

Commenting on the report, GeoDirectory CEO Dara Keogh said residential construction activity had increased significantly over the past year.

"The past twelve months has seen a considerable surge in residential construction activity and new address points recorded. The figures suggest that the medium-to-long term outlook is improving, but demand continues to outpace supply in the present, with house prices continuing to rise and vacancy rates remaining at record low levels," he said.

Simon MacAllister, Partner at EY, said passing 30,000 homes under construction nationally represented "a significant milestone" for the sector.

"We are seeing much of this activity clustered in high-growth commuter areas, reflecting where population growth and housing demand are most acute. The challenge now is to maintain this pace of delivery and ensure more new housing is brought to the market," he said.
