Plans to build ten new homes in Naas

A €2.5 million apartment and housing development has been proposed for a site at Friars House on Mill Lane, off the Sallins Road in Naas.
The planning application seeks permission for a mixed development that would see the restoration and extension of Friars House, a protected structure, alongside the construction of 10 new homes on adjoining lands.
Works to Friars House would involve the removal of later additions, extensive internal refurbishment and structural repairs, replacement of floors and staircases, reopening blocked original windows and carrying out damp treatment and insulation upgrades.
The plans also include roof renewal works, new rainwater goods, external rendering and the construction of a new single-storey extension linked to the existing two-storey house.
The second phase of the proposal relates to an open field to the east of Friars House, where a new residential block is planned.
The development would comprise four two-bedroom ground-floor apartments, four three-bedroom duplex apartments above, and two three-bedroom two-storey houses within a single two and three-storey block.
Associated works include landscaped open space, parking, internal roads, public lighting, bin and bicycle storage, and connections to existing foul and surface water infrastructure.
The application also proposes alterations to the existing entrance from Mill Lane and modifications to the front boundary wall.
As the new residential element would be constructed within the curtilage of Friars House, the development has been designed to take account of the site's protected status.
Friars House is listed as a protected structure under the Kildare County Development Plan, meaning any works must preserve its architectural and historic character.
A decision on the planning application is due from Kildare County Council in the coming months.
