Planning approved for four new homes in Buncrana

New housing development at Ardaravan includes three terraced homes and one detached dwelling
Planning permission has been granted for the construction of four new homes in Buncrana.
Applicant Mark McLaughlin has been given the green light to build three terraced houses within a single block, along with one detached dwelling, on lands at Ardaravan in the Brookdale Crescent estate.
The approved development also includes connections to the public sewer network and other mains services, together with all associated site development works.
Donegal County Council granted permission subject to 15 conditions.
Among the conditions attached to the approval is a requirement that the four homes may be used only as permanent residences and may not be operated as holiday homes or short-term rental accommodation without separate planning permission.
The planning authority also requires that all electrical and telephone services be installed underground. Any bulk fuel storage tanks must be screened from public view using timber fencing or another suitable method agreed in writing with the council before development begins.
To minimise disruption to nearby residents, construction work will only be permitted between 8am and 6pm Monday to Friday and 9am to 4pm on Saturdays, with no work allowed on Sundays or public holidays.
The developer must also repair any damage caused to the adjoining public road or footpath before the homes are occupied, to the satisfaction of Donegal County Council.
Landscaping conditions require the rear boundary of each property to be enclosed with a two-metre-high close-board timber fence, while at least one broadleaf tree must be planted in the front garden of every dwelling. Any trees that die within three years of planting must be replaced.
As part of the approval, Mr McLaughlin will also be required to make a financial contribution towards public infrastructure and facilities in the area. Under Donegal County Council's Development Contribution Scheme 2024-2030, the developer will contribute €8,000 before development commences, unless an alternative phased payment arrangement is agreed with the local authority.
