Plans have been lodged for a revised layout and house designs at a 35-home development in Luddan, Buncrana, including proposals to replace seven partly constructed houses.

Plans have been lodged for a revised layout and house designs at a 35-home housing development in Luddan, Buncrana, including a proposal to replace seven houses which have already been partly constructed.

The application has been submitted to Donegal County Council by George Doherty Construction (Irl) Limited.

The development is located behind the Applegreen filling station, with access off the Tank Road.

If approved, the revised development will still comprise 35 four-bedroom homes, made up of 17 detached houses and 18 semi-detached houses.

The latest application seeks several amendments to the housing scheme previously approved in 2020. Earlier this year, the developer secured an extension of the permission, allowing the development to continue.

Among the proposed changes is a minor revision to the overall site layout, including the relocation of the dwellings.

The application states that the revised positioning will provide increased separation distances between the new houses and existing homes to the north, east and south of the site.

The developer says this will reduce the impact of the development on nearby existing dwellings.

Changes are also proposed to the design of all of the houses, including the introduction of hipped roofs and what the application describes as general improvements to the elevations.

The most significant change is the proposal to replace seven partially completed houses with seven houses of revised designs.

The plans also include associated site works, including the construction of entrance piers and metal railings along the northern boundary.

The Luddan site has a lengthy planning history stretching back almost two decades.

Planning permission was originally granted in 2007 for a 39-home housing development, which was subsequently the subject of a number of amendments over the following years.

Further planning applications were lodged in 2009, 2012 and 2015, with changes made to the number and mix of house types over the years.

By the time of the 2020 application, the scheme had been revised to provide for 35 homes.

GDC Developments (Irl) Ltd subsequently acquired the site and the benefit of the planning permission in recent years.

A decision on the planning application from Donegal County Council is currently due on October 8.
