Property around Leitrim starts strong in January

“No winter lasts forever; no spring skips its turn.” House buyers in this area are not waiting for spring; neither the calendar or weather has dulled their appetite for residential properties in our area this January.
REA Brady have agreed six sales to date (Jan 28) and have had a healthy flow of enquiries. Ronnie Clarke from REA Brady reports that “In most cases we have had multiple bidders and in every case, we have sold at or over the asking price”.
Ronnie went onto give examples of this:A large detached house at Cornaroy (between Leitrim Village and Drumshanbo) - Sold;
A two bedroom apartment at 14 Marymount, Carrick-on -Shannon- Sold
A three bed semi detached residence at 2 The Old Schoolhouse, Cootehall- Sold;
A large detached residence at Cortober, Carrick-on-Shannon - Sold;
An impressive cottage at Keeldra, Cloone - Sold;
A large four bed semi at at Key West, Cootehall - Sold.
Joe Brady of REA Brady reports “We are enjoying enquires from many different quarters. For rural and cottage type properties, most of the buyers are from outside the area, many from the east but quite a few are from the UK.
“As a result of our marketing at Keeldra, Cloone and another cottage that is near conclusion at Tooma (also in Cloone), we will have two successful buyers and seven buyers with funds who are still in the market to buy now. In both instances we have had multiple bids over the asking prices.”
With regard to the higher end of the market Mr Brady says “We just sold a detached residence at Cornaroy, Drumshambo and had multiple bidders. From that marketing process we have a strong list of approved buyers still looking to buy larger detached homes in the Carrick-on-Shannon, Leitrim Village, Drumshanbo area.”
As an indication of where the market is this January REA Brady have provided a quick analysis of those six sales by REA Brady to date in January:
- Five of the six sales made over the asking price.
- One of the six hit the asking price.
- None of the six made less than the asking price.
- The average over the asking price was just under 10%.
- There were multiple bidders on five of the six sales.
In Leitrim prices are remaining strong and if anything, are still on an upward trajectory.
There is not a lot of property on the market so buyers don’t have the luxury of “ignoring five properties because there are ten more to look at.” REA Brady report that with proper marketing they are reaching not only the local buyers but buyers from much further away including abroad.
Celia Donohoe from REA Brady feels that “With so little on the market, bringing your property to the market now instead of later in the spring may have merits.”
Whether it’s go to the market now or later in the spring, Celia says “It’s good to meet now and discuss the best strategy with time in hand”.
