2 big sites outside Naas set to fetch up to €1.5M at auction next month

Two large sites outside Naas with big scope for development will go to auction next month and are expected to command a figure of up to €1.5 million between them.

Both sites are located between Naas and Newbridge, and they cover an area of almost 107 acres on the southern side of the R445 between Naas and Newbridge.

The larger parcel of land is located at Ladytown and extends to 58 acres in total, all of which are currently in grass and laid out in seven divisions. There is frontage onto the R445 and also a local road. A compact 3 bedroom bungalow is included in this section, though it is in need of renovation.

The second land site is 48.75 acres in total, and is located in Mooretown which is directly opposite Naas Enterprise Park. The land is described as 'top class' and currently in arable use and laid out in four divisions. There is extensive frontage onto the R445 and the property is ideal for a number of uses.

Neither of the properties are currently zoned but they are close to a number of existing Industrial / Commercial developments and there is the possibility of some future potential. The Naas Town Plan which will cover the environs is currently up for review.

Speaking about the properties Clive Kavanagh of the selling agents expects good interest levels considering the prime location, accessibility and the quality of the lands. He also states that there might be some long term development potential with the holdings so they could suit land bankers, or pension funds looking for suitable opportunities with growth potential.

Jordans are quoting €12,000 per acre for both holdings and the Auction is scheduled for Wednesday April 18 at 3pm in the Keadeen Hotel, Newbridge (unless previously sold).
