2 large sites near Intel in Leixlip on the market for €8.5M

A large development site in Leixlip is being put on the market for €6 million.
The site is a substantial 36.57 acre piece of land that is currently in grass, and it has 170 metres of road frontage that looks onto the r449 road.
It is also located close to Intel's large plant in the Collinstown area of the town, and the exit for the M4 motorway is just 500 metres from the site, meaning this is a prime location for large developments.
Kildare County Council have zoned the entire land 'Objective Q: Business & Technology' under this LAP, that is 'To provide for office and high technology type employment'.
According to estate agent Knight Frank, the uses open for consideration are motor sales, petrol station, light industry, office, medical consultant/health centre, restaurant, shop (convenience) and tourist-related facilities.
The Leixlip Area Plan promotes the land at Collinstown as a strategic location for future business and technology uses to be developed, subject to a masterplan.
Another nearby site is being sold by the same estate agent with a guide price of €2.5 million. It is a residential development site in the Easton area, and is within a short walking distance of Intel Ireland's Leixlip campus.
The site is located in Key Development Area 2: Easton. The plan states that Area 2 will accommodate medium to low-density residential development in the order of 30 units per hectare (12.14 units per acre). However, where the quality of the design and layout is particularly high, a maximum density of 35 units per hectare (14.16 units per acre) may be achievable.
Both of the above sites are being offered for sale by Knight Frank on the instructions of receiver, Declan McDonald of PWC.
